- Call recordings where applicable and where you have been informed.
- AI-assisted conversation transcripts from our automated chat and voice systems.
Technical Data
- IP address, browser type and version, operating system.
- Pages visited on our landing pages, time spent, referral source.
3. How We Collect Your Data
- Forms: When you complete our vendor submission forms, including property details and contact information.
- Direct communication: When you contact us by phone, email, WhatsApp, SMS, or social media.
- AI agents: When you interact with our Voice AI or Conversation AI assistants. You will be informed that AI systems are in use.
- Viewings & surveys: When we visit the property or arrange a survey, information about the property's condition is recorded.
- Automated technologies: When you visit our landing pages, we may collect technical data using cookies and similar tracking technologies (see section 11).
- Public sources: We may verify property information using publicly available data from the Land Registry, council records, or property listing sites.
4. Legal Basis for Processing
- Consent (Article 6(1)(a)): Where you have given consent for us to contact you about your property or to receive follow-up communications.
- Contract (Article 6(1)(b)): Where processing is necessary to take steps at your request before entering into a contract (such as assessing your property and making an offer) or for the performance of a contract (completing the sale).
- Legal obligation (Article 6(1)(c)): Where processing is necessary to comply with a legal obligation, such as anti-money laundering checks or tax reporting.

- Assessing your property against our buying criteria and preparing an offer.
- Communicating with you about your property, our offer, and the progress of any transaction.
- Arranging and conducting viewings and surveys.
- Instructing solicitors and coordinating the conveyancing process.
- Following up with you if your form submission was incomplete (WhatsApp and email recapture).
- Sending re-engagement communications if your enquiry goes inactive, to check whether you still wish to sell.
- Complying with legal and regulatory obligations.
- Improving our services and analysing how sellers interact with our landing pages and forms.
6. Data Sharing
We do not sell your personal data. We may share your data with:
- Solicitors and conveyancers: Instructed in connection with the property transaction.
- Surveyors: Engaged to carry out property inspections or valuations.
- Associated buyers or investors: Who may be purchasing your property. Only property-related information is shared; your personal financial circumstances are not disclosed.
- Technology providers: CRM systems and automation platforms that process data on our behalf under data processing agreements. These include our customer relationship management system, communication tools, and workflow automation platforms.
- Regulatory and law enforcement bodies: Where required by law.
7. International Transfers
Some of our technology providers may process data outside the United Kingdom. Where this occurs, we ensure appropriate safeguards are in place, including UK adequacy regulations, standard contractual clauses approved by the ICO, or the provider's certification under recognised international frameworks.
8. Data Retention
- Completed transactions: Data is retained for 6 years following Completion, in line with statutory limitation periods.
- Enquiries that did not proceed: If you submit your details but the sale does not proceed, we retain your data for 2 years from your last interaction, after which it is deleted or anonymised.
- Incomplete form submissions: If you start but do not complete our forms, we retain the partial data for 6 months to enable follow-up, after which it is deleted.
- Marketing contacts: If you have opted in to marketing, we retain your data until you withdraw consent.
9. Your Rights
Under the UK GDPR, you have the right to:
- Access: Request a copy of the personal data we hold about you.
- Rectification: Request correction of inaccurate or incomplete data.
- Erasure: Request deletion of your data where there is no compelling reason for continued processing.
